How to Become a Certified Home Inspector in Oregon

It’s a rewarding career that blends independence, hands-on work, and the satisfaction of helping people make confident decisions about one of life’s biggest investments—a home. Whether you're new to the industry or thinking about a career change, here’s a step-by-step look at how to become a licensed home inspector in Oregon.

Step 1: Understand Oregon's Licensing Requirements

Home inspectors in Oregon must be licensed through the Oregon Construction Contractors Board (CCB). To qualify, you’ll need to:

  • Complete a CCB-approved home inspection training program
  • Pass the National Home Inspector Exam (NHIE)
  • Gain field experience through supervised inspections
  • Submit an application with proof of insurance and a surety bond

Once approved, you'll receive your OCHI number—your official Oregon Certified Home Inspector designation.

Step 2: Choose a Trusted Training Program

Select a program that is approved by the state and prepares you for real-world inspections. Some reliable options include:

Step 3: Pass the National Home Inspector Exam

The NHIE is a nationally recognized exam covering everything from roofing and plumbing to electrical systems and reporting standards. Study resources and prep courses are widely available.  Do not be discouraged if you don't pass the first time!  It often takes multiple attempts before a passing grade is earned, which will make that milestone all the sweeter.

Step 4: Complete Required Field Training

Oregon requires that new inspectors complete 10 supervised inspections or a comparable field training experience. Some candidates fulfill this through their training program, while others partner with established inspection companies to gain experience on the job.  Try calling around to local inspection companies and see if they will allow you to do a ride-along with one of their experienced pros!

Step 5: Apply for Your License

Once all requirements are met, you can submit your license application to the Oregon CCB. Be sure to include documentation of your training, exam results, insurance, and surety bond.

Why Join a Team Instead of Going Solo?

While some inspectors go the independent route, many discover that joining a team offers far more support and stability—especially when just starting out. Here’s why:

  • Focus on Inspections: With a team handling marketing, scheduling, and all of the back-end tasks, you can concentrate on performing great inspections without the business stress.
  • Training & Mentorship: You won’t be on your own—get guidance from experienced inspectors and build confidence in the field.
  • Team Support: Not sure how to handle a tricky issue in a report? You’ll have others to brainstorm with and access to shared tools, templates, and tech.
  • Steady Work & Income: No need to hustle for clients—being part of an established company means more consistent jobs and predictable pay.
